Works closely with the CEO to develop and execute on robust new store expansion plans
Conduct sites tours with the CEO to gain field approval of proposed sites
Prepare and negotiate terms of letter of intent (LOI) and work with internal and external legal representation to negotiate lease or
purchase contract for all approved sites
Develop strong working relationship with local brokers in different states, and maintain a good network of landlords and developers
Research and analyze existing and prospective markets targeted either for new store development and/or store replacement
Partner with construction teams to ensure project moves efficiently
Prepare and present new restaurant site packages to the Real Estate Committee to gain leadership's approval of the site and economics
Accomplishments
KPOT Korean BBQ & Hot Pot: negotiated and completed over 130 leases, totaling more than 650K Square Footage, $300 million in
lease transactions, and over $40 million in landlord contribution; Case Example: Novi, MI store: I negotiated the LOI terms, saved over
$300K in rent over asking price, landlord contribution of over $250,000. Current store volume is about $5.5 million
Ugly Dumpling: Completed 5 QSR version store leases in 2023 in NJ, VA AND MD
Hook & Reel Cajun Seafood: Rolled out the site selection plan for Michigan State, with the highest average store volume across country
